CEVA Logistics is hiring a Real Estate, Transaction Manager located in Houston, TX.

 

YOUR ROLE

 

The Real Estate, Transaction manages a portion of the technical and operational aspects of the real estate function for CEVA Freight Management (FM) and Contract Logistics (CL) in North America, with a total real estate spend of about $230M a year. This position will collaborate cross functionally with internal teams including Business Development, Operations and Engineering as well as Legal, Finance and Lease Administration and external partners including customers, landlords, developers, brokers and advisers to lead and complete new location development/searches and lease renewals.

 

WHAT ARE YOU GOING TO DO?
 

  • Manage a portion of the CEVA FM and CL real estate portfolio in NORTAM, currently in excess of 175 properties totaling over 27 million sq. ft., through timely renewal or new lease transactions.
  • Foster key strategic relationships to leverage scale and provide competitive cost and service advantages.
  • Manage CEVA field real estate brokerage activities for those transactions assigned. 
  • Coordinate the negotiation of incentives and tax abatements with local, county and state municipalities.
  • Manage new real estate transactions as assigned, including renewals, blend and extends, acquisitions, relocations, dispositions, consolidations, build-to-suits and bid searches. Approximately 35 projects active at any given time.
  • Obtain real estate market surveys and reviews to establish acquisition baselines.
  • Manage transactions involving new construction (land acquisition/developer selection/oversee construction) when required facility is not available or customer requires new facility.
  • Collect building specifications and standards to fit the requirement of the operation.
  • Effectively communicate and collaborate with internal stakeholders such as Region and Product leaders, Business Development, Solutions Design/Engineering, Legal, and other functions to align real estate strategies with overall business goals.

WHAT ARE WE LOOKING FOR?

 

Education and Experience:

  • Mandatory Bachelor’s Degree
  • Preferred Business, Supply Chain, Real Estate, Legal degree
  • Minimum 3 years’ experience in commercial Real Estate industry

 

Skills:  

  • Strong business sense
  • Ability to quickly ramp up into a new project and understand its key dimensions
  • Proficiency in Microsoft Office, internet, web-based and job specific software applications
  • Analytical, problem solver, self-starter, good communication, leader
  • Knowledge of high value negotiation and sourcing processes and methodologies 
  • Used to collaborating with senior executives
  • Concise, precise, clear and professional communication skills (both oral and written)
  • Good organization skills
  • Autonomous
  • Attention to details
  • Team player

 

Preferred Skills:

  • Previous experience in logistics or supply chain industry
  • Extensive knowledge of Contract Logistics and Freight Management businesses a strong plus.
  • Excellent reporting skills and good ability to synthetize complex problems
  • Animated by a strong curiosity toward business/ strategic topics
  • Eager to learn more about supply chain topics
  • Bilingual (Spanish/English) a plus
